Client Situation

  • This project required a vendor whose familiarity with both the building and the project would keep it on time and budget
  • Ryan Companies Inc. estimated costs and schedule timelines during the planning portion of the project
  • The interior walls were to be removed by another contractor, but the task was taken on because it was discovered that this could not be done without disturbing the ACM fireproofing; the task was accomplished without having to use the other contractor or adjust the schedule
  • Ryan counted on bonding and insurance being among the best in the industry 

Challenges Faced:

  • Multiple tenant site with 250,000 square feet to abate
  • Seven floors of fireproofing, floor tile, pipe insulation and lead paint
  • Overcame challenging security parameters 
  • Background checks were required on all staff (70 different team members over the course of the project)
  • The project required minority and female participation levels that were exceeded (EB ranked #1 among all trades on site)
  • The scope of the work changed dramatically throughout the job and each and every task required full cost accountability detail

Results:

  • Stayed ahead of schedule, ensured other trades started on schedule
