Client Situation:

  • Needed to complete a very delicate eight-story renovation with no disruptions to the hotel guests and staff 
  • Coordinate the guest floor and construction zone separation to minimize noise and construction traffic for various phases of the renovation project
  • Work needed to be performed with absolutely no chance of cross-contamination or release of contaminated debris or dust
  • A room-by-room evaluation was required to identify water damage that was to be repaired 
  • The aggressive schedule was the most critical aspect of this project due to the number of booked rooms and the conversion of guests from occupied floors to completed floors with no disruptions or delays

Challenges Faced:

  • Working in an occupied hotel without disruption to the guests and staff
  • Coordinating our work with several other trades in a seamless fashion 
  • Critical safety equipment was brought in to eliminate the chance of cross contamination
  • Flexible scheduling of room-to-room work on a daily basis
  • Setup contingency work areas and work plans to accommodate other trades on site

Results: 

  • Completed the eight-story renovation of 195 rooms and four guest suites on schedule and under budget
  • Not one complaint from guests or staff during the two month project
  • Met the very aggressive schedule by doubling, and even tripling, our man power on a day-to-day basis
  • Gained praise from the general contractor, hotel managers and owners for our flexibility on a daily basis
